Tracy CalGreen has recently become more complicated. As of January 1 of 2020, Tracy has published their own CalGreen checklists for both residential and commercial projects.
In addition, they also require a licensed professional experienced in the California Green Building Standards Code to review the architectural plans and fill out, and sign, the checklist. The only individuals who have been specifically trained and tested in this code are ICC Certified CalGreen Special Inspectors.
We are ICC Certified CalGreen Special Inspectors that provide these services for the City of Tracy. Specifically our services include reviewing your architectural plans for compliance with the CalGreen code, authoring your CalGreen checklist, dealing with the city of Tracy Building Department and responding to questions during construction. In addition, Tracy is now requiring a final CalGreen inspection and we provide that service as well.
One of the problems with the Tracy 2019 CalGreen Residential Mandatory Measures Checklist is they include every single CalGreen requirement. The checklist is six pages long. Many of these items listed may not be required for your project. It takes a CalGreen specialist to properly review your checklist and clearly identify only those items that you must comply with.
The goal of CalGreen is to reduce greenhouse gas emissions, promote healthy environments and reduce wastage of energy and water resources. The Tracy 2019 Non-residential CalGreen Mandatory Measures Checklist is fourteen pages long. It includes many complex requirements that are not fully explained on the checklist itself. Similar to the residential checklist, the non-residential one shows every single item as “mandatory”. We have rarely seen a project where every single item on the checklist was required.
It order to avoid problems at close-out it is critical to markup your permit checklist to indicate which items are “not applicable”. You do not want to be arguing with the building inspector during his final inspection that certain requirements shouldn’t apply to your project. Their answer is likely to be, “it’s in your permit plans so you are obligated to provide it”. While you may be able to revise your permit plans, and resubmit for the city’s review, this delay could cost you time and money.
